Welcome to your new motel
Your own first impressions may have alerted you that the previous owner may have not got it right.
Do not change anything until you discuss with your existing customers how they like the presentation. You will find most of the time they will be open and honest about their experiences with the previous owners and will often give constructive assistance & opinions.
If the reception is positioned that you cannot see the area where the prospective guest pulls up and inspects you motel, this must be rectified.
The cheapest way to do this is install a security camera allowing you to witness this and other blind spots around the motel especially the swimming pool.
If you get it right you are now ready to greet them at reception to SELL THEM A ROOM.
